Job Description
Responsible for providing overall direction and leadership for the custodial services department including - Operations, staffing, planning, budgeting, training, supervision and ensuring customer satisfaction.

Responsible to provide a climate conducive for staff development and support and to foster a cooperative working environment with staff and other campus departments. Work closely with the athletics, events management, residential and sciences components of facilities management for shared responsibilities and staffing needs.

This position reports to the Director of Operations, and work as part of the Operations Leadership Management Team. Work collectively with other facilities directors, managers and own direct reports to support the many deliverables set forth by the college's senior management team such as day to day cleaning expectations, events and capital project support.

Primary Position Responsibilities
  • Direct and administer overall operations of the custodial services department. This initiative includes the establishment and implementation of college-wide standards and operational policies.
  • Strive and follow APPA custodial cleaning standards. Look to maintain appropriate staffing for adequate coverage in the academic and residential buildings across campus.
  • Participate as an active member of the Operations Leadership Team. Engage other department managers in coordinated initiatives across campus that improve reliability, enhance overall utility performance, or further campus sustainability efforts.
  • Define departmental goals and polices to supervisory staff to ensure objectives are being met. Provide guidance to supervisors and assistant managers when needed, in handling day-to-day operational issues, problems and grievances.
  • Design training programs for staff and employees.
  • Conduct frequent meetings with staff to review plans, policies and to receive feedback.
  • Conduct periodic academic and administrative building inspections with direct reports in their area of responsibility and maintain inspection reports.
  • Schedule and attend staff meetings. Also schedule and attend shift meetings with employees.
  • Attend educational opportunities to enhance professional skills.
  • Administer budgets for custodial department. Monitor all budgets and seek effective means to reduce costs. Approve and authorize all major equipment purchases. Effectively work with the department's Budget Manager to ensure that all department charge backs are completed on a regular basis.
  • Oversight of the facilities department event management program consisting of a supervisor and union staff to work all events on campus.
Supervisory Responsibilities
  • This position will have oversight of (3) three custodial supervisors. There are two (2) day custodial supervisors and one (1) evening shift custodial supervisor.
Basic Qualifications
  • Bachelor's degree and a minimal of ten (10) years of relevant experience and/or a combination of education and experience.
  • Knowledge and experience in residential or institutional facility operations. Prior higher education experience preferred.
Skills and Abilities
  • Supervisory experience working with unionized environment.
  • Experience with web-based reporting; Excel-based data recording and analysis; knowledge of facilities management software systems such as Workday (College Financial System) and TMA (Work order system). Familiar with custodial workloading software (Acuity, Accurent, etc...) and an understanding of events management modules as well.
  • Must be able to lead, motivate and manage teams, as well as individuals.
  • Ability to organize and prioritize work, resolve problems and manage multiple tasks simultaneously in a fast paced environment.
  • Excellent communication skills including listening, verbal, written and interpersonal skills with specific attention to detail.
  • Must possess excellent customer service skills, strong computer skills with knowledge and experience in Microsoft Office Suite and Windows.
  • Demonstrate sound judgment and independently resolve issues and problems, as they relate to the job responsibilities.
  • Demonstrate ability to work with students, student organizations, faculty and staff.
  • Must maintain current OSHA Blood borne Pathogen training certification.
  • This position is looking for an individual who is open and willing to incorporate change to meet the ever changing needs of the college's expectations.
Other
  • The Custodial Manager will be part of the Facilities Management On-Call rotation.
  • Ability to work a flexible schedule, which includes evenings and weekends. This is to include coverage when the evening supervisor is out on vacation, training or for a lengthy amount of time.
  • Perform other related duties as assigned.
Salary:
The pay range for the role is $93,000 to $106,000.
