Performance Coordinator, Data Center Projects & Turnaround Program Lead, Data Center Projects
Horizontal Talent

San Francisco, California
$126.00 - $185.00 per hour

Join a dynamic team supporting complex data center projects where commercial problem-solving, contract insight, and cross-functional coordination make a real impact. This role offers the opportunity to work on high-visibility initiatives involving lease administration, contractor performance, funding flows, and turnaround execution across multiple stakeholders.
Responsibilities

  • Track how funds move through the project ecosystem and help confirm they reach the intended parties and uses.
  • Review contract terms to understand incentives, retention, liquidated damages, and payment structures, then flag issues that may affect progress.
  • Create and maintain simple performance scorecards tied to schedule, staffing, milestones, and rework.
  • Compare spend categories and site activity to identify which investments are most effective in improving schedule outcomes.
  • Support approval workflows by reviewing smaller requests, escalating mid-sized items for same-day review, and routing larger items to Finance.
  • Own site reconciliations and help close the books each month with relevant counterparties.
  • Provide commercial facts and analysis to support negotiation and resolve delay, claims, and damages issues.
  • Spend time onsite with contractor and developer teams to stay close to project conditions and progress.
  • For turnaround-focused work, help document problems, build action plans, track obligations, and manage cadence across stakeholders.
  • Maintain clear logs, deliverables, insurance documentation, and follow-up items with a focus on evidence-based completion.
Skills
  • Experience monitoring the commercial side of large construction projects from the owner, developer, or lender perspective.
  • Ability to compare schedule updates with pay applications and identify whether the story matches the work in place.
  • Working knowledge of contract terms such as liquidated damages, retainage, incentive structures, lien waivers, change orders, and pay-when-paid provisions.
  • Strong analytical skills with the ability to build practical insights from messy or incomplete data.
  • Clear, concise communication and the confidence to present evidence-based recommendations to senior stakeholders.
  • Ability to manage multiple contracts or workstreams simultaneously while staying organized and accountable.
  • Comfort working across teams and influencing people who do not report directly to you.
  • Strong attention to detail and a hands-on approach to problem solving.
Preferred Skills
  • Data center, power, or other mission-critical project experience.
  • Background as a lender's construction monitor, independent engineer, owner's representative, or development manager.
  • Experience with earned value, forensic delay analysis, or contractor performance reviews.
  • Exposure to craft labor incentive programs, including per diem, retention, or completion bonus structures.
  • Familiarity with tools and processes used to manage large-scale coordination, including Slack and CoStar.
  • Experience in turnaround, restructuring, or operational consulting environments.
  • Interest in using lightweight AI-enabled tools to create efficient tracking and reporting workflows.
